REQUEST FOR PROPOSALS
CHURCH ENTRY REMODEL
First Presbyterian Church of Skagway is seeking bids for the remodeling of its main sanctuary entrance. Construction Documents by AE Rogers Architects, LLC are available from Project Contact John Jackson at 983-2127 or 612-0581.
This project will require demolition and re-construction of the existing exterior entrance, concrete steps, woodwork and railings as well as the interior foyer, walls, doors and trim.
Existing trim is to be saved and utilized to match other existing trim when possible. Some trim may need to be custom made to match existing style and finish. New interior trim wood species shall be V-grain red cedar, milled to match existing profiles and stained with Minwax “special walnut” followed by three (3) coats of Varathane. Doors and their hardware as well as all electrical materials and labor and any new exterior siding will be provided by owner. Installation of the doors/hardware is expected of the contractor. Floor coverings should be of commercial grade and be approved by owner.
Detailed estimate including not-to-exceed cost, and hourly rates for individuals assigned to the project should accompany the bid.
Pre-bid meeting and question session will be held on February 3, 2012 at 3:00 PM at the church with the Building Committee available to answer all questions.
Bidders should include information about their present workload and state the effect this project will have on it. A work schedule should be submitted with an earliest possible start date, anticipated duration of the project and the latest possible completion date.
Successful contractor shall prepare and submit to FPC a contract for completing the project. Any activity completed prior to the acceptance of the contract shall be at no expense to FPC. The contract shall include clauses for the following:
1. General liability insurance in the amount of $500,000
2. Professional liability insurance with an aggregate annual limit of $1,000,000
3. A list of not to exceed fees and direct expenses for the project
4. City and state Business and Contractor’s License
5. Worker’s Compensation Policy
Proposals will be evaluated based on the bidder’s qualifications, experience, duration to complete, references, conformance to the request/drawings, and total not-to-exceed costs. However, the Elders of FPC will ultimately consider the leading of the Holy Spirit in their discernment, as this project is more than just a door and set of stairs for visitors.
Bids must be sealed and clearly labeled ”FPC Front Steps”, and are due no later than 5:00 Feb. 21, 2012 to PO Box 513, Skagway, Alaska 99840 or delivered to the Pastor’s Study. The contract will be awarded within 30 days of the due date, contingent on grant approval. The Session has the right to refuse any and all bids.
This project is expected to take no longer than 60 calendar days to complete. Each day over the 60 days start to finish will be a penalty of 1% of total bid.
